You will be the Client Coordinator at Third Shore Property, a partner agency of Elmsbridge, reporting to the Managing Director and based in Antigua. You will act as a primary point of contact for property owners and investors, coordinating regular communication and reporting on their properties.

You will work closely with Finance and Property Operations to track rental income and expenses, coordinate owner statements and reporting, maintain property performance information, and ensure client requests and outstanding matters are followed through.

You have experience in client relations, account management, property, finance administration, or a related field, with strong organisational and numerical skills. You are comfortable using Excel and have excellent attention to detail. This is primarily a work-from-home role, with attendance at offices or properties as required. You must have your own laptop, a valid driving licence, and access to a reliable vehicle. Immediate availability is preferred.

The Project Manager will be responsible for the overall planning, management, coordination, and successful delivery of construction projects from inception to completion. This includes construction progress, quality assurance, health and safety compliance, cost control, contract administration, stakeholder engagement, and risk management.

Candidates should have a bachelor’s degree in civil engineering, construction engineering, construction management, or a related discipline, with professional engineering or project management credentials considered an asset. A minimum of twenty-five (25) years of experience in engineering, construction management, and project delivery is required, including experience managing large-scale residential, commercial, infrastructure, hospitality, or mixed-use construction projects.

The role requires strong leadership, communication, negotiation, organizational, analytical, and problem-solving skills, along with proficiency in project management software, Microsoft Office, and construction reporting systems. Proficiency in Chinese/Mandarin is preferred.

The Commercial Construction Manager will oversee the commercial, procurement, logistics, contract administration, stakeholder engagement, and regulatory compliance functions of Elmsbridge’s construction operations. The role includes supplier negotiations, international procurement, shipping logistics, customs clearance, contract administration, cost control, permits, and coordination with clients, consultants, government agencies, suppliers, and project teams.

Candidates should have a bachelor’s degree in accounting, finance, construction management, engineering, or a related discipline. Professional qualifications in procurement, contract management, accounting, or commercial management will be considered an asset. A minimum of three (3) years’ experience in commercial management, procurement, contract administration, logistics coordination, customs clearance, project administration, or construction-related commercial operations is required.

Experience working on construction, infrastructure, industrial, commercial, or large-scale development projects is preferred, and experience in a multinational business environment will be considered an asset. Proficiency in Microsoft Office and commercial, procurement, or accounting software is required. Proficiency in Chinese/Mandarin is preferred.

The Site Engineer will oversee and coordinate on-site construction activities to ensure that works are completed safely, efficiently, in accordance with approved drawings and specifications, and within required project timelines. The role supports construction operations, quality control, health and safety compliance, inspections, progress reporting, and coordination among contractors, consultants, suppliers, site personnel, and project stakeholders.

Candidates should have a bachelor’s degree in civil engineering, construction management, or a related discipline, with professional engineering qualifications or certifications considered an asset. A minimum of ten (10) years of experience in building construction, project supervision, and site management is required.

Experience with large-scale residential, commercial, hospitality, infrastructure, or luxury home developments is preferred. The role requires strong knowledge of construction methods, materials, engineering principles, drawings, and health and safety requirements, along with proficiency in Microsoft Office and construction management software. Proficiency in Chinese/Mandarin is preferred.

The Construction Accountant will support the financial, procurement, logistics, and contract administration functions of Elmsbridge’s construction operations. The role includes project cost control, financial reporting, procurement administration, customs clearance coordination, contract records, invoice processing, supplier reconciliations, budgets, cash flow, and project cost reports.

Candidates should have a bachelor’s degree in accounting, finance, economics, construction management, or a related discipline, with professional accounting or financial qualifications considered an asset. A minimum of three (3) years’ experience in construction accounting, project cost control, project financial reporting, procurement administration, contract administration, logistics coordination, or construction-related financial management is required.

Experience on large-scale residential, commercial, infrastructure, hospitality, or mixed-use construction projects is preferred. The role requires strong Excel, Word, Outlook, accounting, procurement, ERP, or project management software skills, as well as professionalism, integrity, confidentiality, and sound judgment. Proficiency in Chinese/Mandarin is preferred.

The Carpenter will carry out structural, finishing, and general carpentry works associated with luxury residential, hospitality, commercial, and mixed-use developments. Work may include interpreting drawings, constructing and dismantling formwork, installing door and window frames, ceiling framing, partitions, roofing, cabinetry, flooring, and coordinating openings and interfaces with MEP trades.

Candidates should have secondary school education or equivalent, with vocational training in carpentry, joinery, construction technology, or a related trade considered an asset. A minimum of five (5) years’ experience performing carpentry works on residential, commercial, hospitality, infrastructure, or mixed-use construction projects is required.

Experience with concrete formwork, large-scale construction projects, construction drawings, and coordination with multiple trades is preferred. The role requires safe and competent use of hand tools, power tools, power saws, nail guns, and carpentry equipment, as well as physical fitness, reliability, attention to detail, and high-quality workmanship. Proficiency in Chinese/Mandarin is preferred.

The Painter will prepare and finish interior and exterior surfaces on construction projects to required quality and finish standards. Work includes surface preparation, minor repairs, application of paints and protective coatings, accurate mixing and use of materials, protection of completed works, and safe operation and maintenance of painting tools and equipment.

Candidates should have secondary school education or equivalent, with vocational or technical training in painting, decorating, construction, or a related trade considered an asset. A minimum of five (5) years’ practical experience in painting and finishing works within the construction industry is required.

Experience with surface preparation, interior and exterior paints, primers, sealers, protective coatings, brushes, rollers, spray-painting equipment, power sanders, ladders, scaffolding, and high-quality residential, commercial, or hospitality finishes is preferred. Proficiency in Chinese/Mandarin is preferred.

The Steel Fixer will cut, bend, position, assemble, and secure reinforcement steel for foundations, ground beams, columns, walls, floor slabs, staircases, and other reinforced concrete structures. The role requires accurate interpretation of structural drawings and bar bending schedules, precise placement of reinforcement, and coordination with formwork, concrete, MEP, and other trades.

Candidates should have secondary school education or equivalent, with vocational or technical training in steel fixing, reinforcement works, construction, or a related trade considered an asset. A minimum of five (5) years’ practical experience as a Steel Fixer or in reinforced concrete construction is required.

Experience installing reinforcement for foundations, beams, columns, slabs, walls, staircases, and other structural concrete elements is required, along with experience using steel cutting, bending, tying, grinding, and related equipment. Proficiency in Chinese/Mandarin is preferred.

The Plumber & Electrician will carry out plumbing and electrical installation works in accordance with approved drawings, specifications, applicable standards, and project requirements. The role includes installation, testing, maintenance, troubleshooting, and repair of plumbing, drainage, water supply, electrical wiring, fixtures, equipment, and associated systems.

Candidates should have secondary school education or equivalent, with vocational or technical training in plumbing and electrical installation, building services, or related construction trades considered an asset. Relevant plumbing and/or electrical trade certification, licence, or demonstrated practical competency will also be considered an asset. A minimum of five (5) years’ practical experience carrying out plumbing and electrical works in the construction industry is required.

Experience with plumbing and MEP drawings, water supply, drainage, sanitary systems, conduits, wiring, fixtures, distribution equipment, testing, troubleshooting, and coordination with structural, masonry, ceiling, and finishing trades is required. Experience in residential, commercial, hospitality, or similar high-quality construction projects is preferred. Proficiency in Chinese/Mandarin is preferred.

The Tiler (Bricklayer) will carry out masonry, blockwork, plastering, rendering, screeding, and tiling works in accordance with approved drawings, specifications, dimensions, levels, and required quality standards. The role requires accurate setting out, surface preparation, material preparation, cutting, installation, finishing, and coordination with plumbing, electrical, and other MEP trades.

Candidates should have secondary school education or equivalent, with vocational or technical training in masonry, bricklaying, tiling, or a related construction trade considered an asset. A minimum of five (5) years’ practical experience in bricklaying, masonry, tiling, or related construction works is required.

Experience in blockwork, plastering/rendering, screeding, wall and floor tiling, reading measurements, establishing levels, and working from construction drawings and specifications is required. Experience on large-scale residential, commercial, hospitality, or similar high-quality construction projects is preferred. Proficiency in Chinese/Mandarin is preferred.
